The main technical problem with the bulk of the reports seems to be that the figures aren't collected by a Federal authority, but submitted by states that use widely varying methods to generate estimates.
I'd expect them to vastly under-estimated given most surveys are only completed in and around major cities. The recent sudden jump though is explained by the removal of COVID moratoriums, in that regard some of those figures will be coming out of defaulting rent or mortgage cases.
